Growth-corridor homes: the age question
Point Cook, Tarneit, Truganina, Werribee and Wyndham Vale have grown fast, and thousands of homes went up in a short span of years. Many were built with builder-grade hot water systems: the standard unit that came with the house rather than one chosen for the household that ended up living there.
That matters for two reasons. First, homes built in the same few years tend to have systems that reach the end of their life around the same time. Most hot water systems last somewhere between 8 and 15 years, depending on maintenance, water quality and use, and plenty of estate homes are now in that window. Second, a unit sized for a typical new build can struggle once a growing family moves in.

Solar on the roof, gas or electric at the side
Many homes built in the west over the past couple of decades have roof-mounted solar collectors with a gas or electric boost, and others have a continuous flow gas unit on an outside wall. Newer builds are increasingly all-electric, often with a heat pump.
Each has its own weak points. On solar systems, we check the collectors, pumps, valves and the booster, and roof access is part of the job. The older west: cottages and post-war homes
Closer in, the west looks very different. Footscray, Yarraville and Seddon are full of workers' cottages on small blocks, often renovated, with hot water units tucked into side passages and lean-to laundries. Electric storage tanks are common here, and so are tight spaces that make a replacement fiddly.
Through Sunshine, St Albans and Deer Park, you'll find post-war homes, many on mains gas with an outdoor gas storage tank. Older units like these tend to show their age through pilot lights that won't stay lit, rust-coloured water, or water around the base of the tank. A leaking tank usually can't be repaired. A pilot or thermocouple fault usually can.
