Salt air and outdoor hot water units

If you live near the bay, your hot water unit has a harder life than one further inland. Salt air is tough on anything metal left outside, and most gas storage tanks, heat pumps and continuous flow units in Bayside homes sit on an exterior wall.

Over time you'll often see corrosion on the casing, fittings and pipe connections of outdoor units in suburbs like Hampton, Sandringham, Black Rock and Beaumaris. On heat pumps, the outdoor fan and coil are exposed too. None of this is a reason to panic, but it is a good reason to have the unit looked at before something fails on a cold morning. Bayside period and coastal homes

Brighton and Sandringham have a mix of period homes, interwar houses and large modern rebuilds. Post-war homes in Cheltenham, Mentone and Mordialloc

Through the middle of the south east, you'll find post-war brick and weatherboard homes, along with plenty of 1960s and 1970s blocks of flats and newer units. The houses often run gas storage tanks outside, while the flats commonly have small electric storage tanks in a laundry or cupboard.

What tends to go wrong here: older gas tanks with pilot or thermocouple faults, electric tanks with failed elements or thermostats, and tanks that have simply reached the end of their life and started leaking at the base. A leaking tank usually means replacement. Most other faults can be repaired.

Family homes from Dandenong to Berwick and Frankston

Dandenong, Noble Park and Springvale have a lot of post-war and later family homes, many on mains gas. Further out, Narre Warren and Berwick have large estates of family homes built over the past few decades, where you'll often see continuous flow gas units, solar collectors with a booster, or gas storage tanks that came with the house. Frankston has a bit of everything, from older beachside homes to newer estates.
